Whoa Patrick! Sounds like you're describing California, which is about as close to average U.S. temp./air quality/house price as Quebec's voting record/police courtesy/attitude is to Canada! I live 1/2 north of Dallas in a very nice neighbourhood where I had a 4 bedroom brick home built 2 years ago for $175,000. The temp. was a very pleasant 20c. today and my new shoulder holster fits my .45 quite nicely.
